Submit a Limited Company Buy to Let Application - How to

  1. Find the right products

  2. Submitting a Limited Company Buy to Let Decision in Principle

    Before submitting a Limited Company Buy to Let, visit the criteria section of our intermediary website, to check our policy.

    When you submit a DIP, you will be asked which ‘applicant type’ you are applying for. Please ensure Limited Company has been selected before proceeding.

    You will need to enter the Limited Company details when prompted to do so, including registered address history.

    The Decision in Principle then moves onto each applicant, which is where all the Directors details will need to be provided.

    If the Decision in Principle is for a Buy to Let remortgage when keying the first Director’s details the following question is asked:

    Do you have a mortgage on your property? Yes/No. 

    This question relates to the Limited Company Buy to Let you are remortgaging.

     

    A question is later asked if a Buy to Let portfolio is held:

    For joint applicants, if BTL Portfolio properties are shared the information should be given only once.

    Does the applicant own any investment/Buy to Let properties? Yes/No.

    Please ensure you include all Buy to Lets whether held in personal, joint or Limited Company name.

     

    If the Director(s) is/are a Portfolio Landlord we will need the following to be uploaded to the Decision in Principle for our Underwriters to review:

    • A completed BTL Portfolio Landlord Spreadsheet
    • Latest years tax return (SA100) – this cannot be more than 18 months old
    • Last two years tax calculations and corresponding tax year overviews – the latest year cannot be more than 18 months old
    • Last three months bank statements showing rental income
    • Last two years accounts (only required for properties that are held in a limited company) 

     

    In addition, please advise on:

    • The property investment objective for the whole portfolio
    • The management arrangements for the portfolio
    • The type of tenants within the portfolio
    • How rental voids are managed and any history of voids within the last 12 months
    • If there is any overdue tax that needs to be paid on the portfolio
    • The future plans for your portfolio
  3. Complete your submission

    On the final page of your Decision in Principle, you will have the option to leave notes. Please add anything relevant to the case which you feel our underwriters should know and consider when reviewing the application.

    Once you have fully submitted your DIP, our underwriters will manually review the case within the agreed service level.

    If approved, you will receive confirmation via email. You can then proceed to full mortgage application
